Any buyer must always look for a competent and experienced inspector to obtain quality reports. They will also be the ones who will be educating you about the real condition of the property. In fact, the results of the inspection will give you the power to negotiate. Moreover, you can even get out of the purchase agreement unless any problems of the property are taken cared of.

So how do these people perform home inspection? They do this by following the standards established by ASHI or the American Society for Home Inspectors. For you to know what is included in a typical inspection, read further…

Structural Components

A home inspector should inspect the foundation, framing and attics. It should be properly described including the walls, ceilings, roof and floors.

Exterior and Interiors

For the exteriors, the siding, flashing, doors, decks, balconies, porches, walkways, driveways and patios should be inspected and described accordingly.

As for the interiors, steps, stairways, railings, cabinets, countertops and garage doors its controls should also be properly identified and described. The insulation and ventilation is also included.

Electrical System

Things that need to be inspected are cables, wirings, conductors, service panels, grounding, equipment and main disconnects. They should be described by indicating the amperage and voltage rating, location of components and the existence of smoke detectors.

Plumbing Systems

All components of your plumbing system should be included like faucets, gas pipes, water fixtures, drainage systems, vents and other pipe works. They should be described including the materials used, kinds of equipment attached and location of controls.

The inspectors will only cover components that are accessible and visible. The standards stated in ASHI have also indicated the limitations of the inspection procedures. However, the reports will surely contain explanations about the defects uncovered as well as possible risks it can bring. Recommendations on how to fix the problems will also be mentioned and most likely homeowners can get free tips on how to maintain these components.

Certain inspections may require licensing like checking for Asbestos, Pests, Lead and Termites. They may also require additional fees to be performed.

Now that you are aware what is being covered by home inspection, do you now see its relevance? Definitely, you should. Not all eyes are trained for identifying home defects. Therefore, if you want to make a sound decision in investing or buying properties, home inspection should never be ruled out.
